Property Information Questionnaire explained

From the 6th April 2009 anyone selling their home in England, Wales or Northern Ireland must complete a Property Information Questionnaire (PIQ).   Scotland has its own version of the PIQ, simply called the Property Questionnaire.

The Property Information Questionnaire will be an integral and essential part of the Home Information Pack, and is aimed at speeding up the process of buying and selling of homes. According to the Communities and Local Government, you DO NOT need to add a PIQ if you started to market your home before 6th April with a current HIP in place.  You will still be required to provide an Energy Performance Certificate (EPC).

The PIQ will provide supplementary relevant information of interest to the prospective purchaser.   The questions will provide immediate answers to key aspects of the property. This can help to inform prospective buyers' decisions about whether to view, or make an offer on a particular property.

Information asked from the seller in the Property Information Questionnaire includes:

·         When you purchased the property

·         Council tax band

·         Parking

·         Insurance e claims associated with the property (fire, flood, storm)

·         Supply of utilities

·         Alterations to the property and permissions gained

·         Access

·         Leasehold information if relevant

The questions are simple, relevant and not too difficult to answer, so you should not require a solicitor to help you with this stage of the Home Information Pack.
