New HIP Definition from 6th April 2009

Below is the information circulated to members of the Association of HIP Providers (AHIPP) concerning the new Home Information Pack, post 6th April 2009.

1. The PIQ - Property Information Questionnaire - must be part of the "basic" Home Information Pack that (from 6 April) must be in place at the first point of marketing.

2. Sellers can start marketing their home with a HIP that does not include an EPC (or PEA) 14 days after it has been requested where the document has not yet been obtained.

3. The searches are not part of the "basic" HIP that must be there at the first point of marketing - marketing can commence without the searches, provided they have been requested and are expected to be available in 28 days.

4. The "basic" Home Information Pack described above will comprise:

- Index

- PIQ - Property Information Questionnaire

- EPC/PEA (but "14 day rule" described above will still apply)

- Sustainability information (new homes only)

- Sale statement

- Land Registry documents concerning title

 

The required documents that can be omitted from the "basic" HIP under the 28 day rule are:

- searches

- the documents the seller is relying on to prove title (unregistered properties only)

- a copy of the lease (leasehold sales only)
