Surveys
Surveys are a kind of “health check” for buildings. If you are buying a property then you should have a survey done before you enter into a contract.
A survey can actually save you money. If there are serious structural problems, you can often re-negotiate the sale price of a property to reflect the cost of the repairs - or you may even decide that you don’t want to buy it at all!
Minimise the risk of buying a property which you have only probably briefly seen yourself by getting the help of an experienced, local and independent firm of Chartered Surveyors.
Homebuyer Survey and Valuation Report
It is a survey done to a set standard format as prescribed by the RICS and is most suitable for conventional properties built within the last 150 years.
The Homebuyer Survey and Valuation covers all major aspects of a property and will provide information on any significant defects or urgent repairs. Tests are made for dampness and wood worm, dry rot and wet rot, structural movement and wall tie failure. The report also includes information on the local area and provides the Surveyors opinion of the current open market value of the property
Building Survey
This is a comprehensive inspection of the property taking up to a whole working day to complete.
It’s a thorough and informative report covering all aspects of the property and most suitable for older property or those where a specific issue needs to be investigated, and suitable for those properties clearly in a poor state of repair.
Building Surveys don’t often contain a valuation but at Rees Thomas an opinion of value within our Building Survey is standard.
Timescales
We aim to complete our reports within 48 hours of visiting the property. Once reports are completed they are sent by recorded delivery to your chosen destination. We can even update you regarding the progress of your survey by email or text.

Did not respond to telephone queries prior to carrying out the survey. We had a few questions that we wanted to clarify and telephoned the office on a number of occasions. We were told by receptionist that our contact number was passed to the surveyor however we received no call back.

Company response:
As soon as we had the email it was responded to within 24 hours. Having things in writing is far better for everyone involved as we all have complete clarity.
We have addressed the queries and have offered to meet with the clients at the property to go through their questions. All together a happy ending.
As a footnote, our terms and conditions do clearly state that any questions or sepcial requests should be in writing to the surveyors direct email address. This helps to keep our files in order and regulatory bodies and insurers happy which is of benefit to everyone involved; surveyors & clients alike.

Communication between the surveyor and client is something that we clearly need to address. From now on, we guarantee that any emails will be answered within 2 working days. Having worked hard over the past few years to achieve a 5 star rating with Reallymoving we are not willing to let that slip for the sake of not replying to emails promptly. It's Blackberrys all round and a full commitment to satisfying our customers requirements. We'll learn from this and become a better more focussed company as a result. With regard to Gavin's specific concerns then we will be discussing these directly with the aim of obtaining a satisfactory result and to make a formal apology for our lack of response. We take our membership of the reallymoving panel of surveyors seriously and are proud to have achieved so many positive ratings over the years. Being prepared to learn from our mistakes will help us develop and grow and the feedback section of this website helps us work on our strengths and eliminate our weaknesses.

Very happy with the report which was completed within 48 hours of contacting them. However since then I have been unable to discuss the report with Jeremy (I only have one or two questions) despite calling his office every day for a week and being assured that he would return my call. Now three weeks later I have given up and still have not been called back.

From a positive view, we're glad that the report was of a good quality and that it was completed within our 48 hour turnaround. With regard to discussing the contents of the report this is clearly something that we are more than happy to do but we do ask our clients to simply email any questions. This gives us a chance to review the file, report and photographs and to then give a considered answer in writing that can then be used to supplement the report. One of the more frustrating aspects of being a surveyor is that so much of our time is spent outside of the office either surveying or driving between appointements. The benefit of email is that they can be dealt with quickly and clearly and this is why we would prefer this method of feedback as we feel that it is fair to all parties concerned, both client and surveyor alike. One other option that we do provide clients who have a number of questions is to make an appointment to meet up (sometimes at the subject property) so that details can be discussed in person and the conclusions then confirmed in writing as an addition to the report.

We paid for the service in advance. The survey was done promptly but after 2 weeks we have and many phone calls and emails we still have not received a copy of the report. Not great!!

There was a slight delay in getting this report done but it has been sent. We have sent out a second copy as it appears that there was a possibility that the first one failed to arrive. We do try to ensure that all of our reports are sent out promptly and without delay.

The service was fast and excellent undercutting the quote offered by the estate agent by a long way. That meant we saved money which is what you need to be doing when the outlay for moving house is so steep! Im glad we shopped around.
