Building Survey or Homebuyers Survey?
A Building Survey provides an investigation and assessment of the construction and condition of a building and will not normally include advice on value. The survey will generally include impartial advice on the structure, fabric, finishes, and grounds; the exposure and testing of services are not usually covered, unless specifically requested by the client.

The report will include reference to visible defects and guidance as appropriate, on maintenance and remedial measures.

Our building surveys are specific to our client’s property and can be tailored if there are any particular areas of concern that need to be addressed.  Reports will include a summary of our findings with digital photographs to highlight and clarify areas within the main body of the report.

The RICS Homebuyer’s Survey and Valuation Report is more expansive in its content than a Mortgage Valuation but more condensed in comparison to a Building Survey. 

We suggest a Homebuyers Survey for properties of more recent and traditional construction, considered to be in a better state of repair and/or condition in comparison to an older or non-traditional property.  The Homebuyers Survey is produced via an RICS pre-printed question and answer format and minor items of disrepair which do not materially affect the value, will not normally be reported.
