Martin and Mortimer Chartered Surveyors and Valuers is a private practice firm of independent, senior, Chartered Surveyors, founded in 1965. We have, in total, nine offices and six equity partners. Our offices in Norfolk, Lincolnshire and Cambridgeshire are owned by three partners; Stephen Scott-Fawcett, Michael Pemberton and Mark Zimmermann. Between them, they have over forty-five years of experience carrying out survey (and related) work in the locality. We are SAVA Accredited and ISO Quality Assured.
Surveys Explained
There are three basic types of inspection Surveyors undertake on a residential property;
(1) Building Survey, (2) RICS Homebuyers’ Survey, (3) Market Valuation.
Valuation: This is a brief inspection of a property to provide an opinion of its value. It is not a Survey and does not attempt to provide advice on condition.
Homebuyer’s Survey: This is a general internal and external surface inspection with a Report issued in a standard format. The Report aims to highlight serious or significant defects. It does not address minor issues and makes no attempt to provide advice on repair costs. The Report includes a Market Valuation and an Insurance Valuation.
The Homebuyers’ Survey is not appropriate for large expensive property which has been altered or extended, a property of non-traditional construction, or any older property (pre 1940) large or small.
Building Survey: This is a comprehensive internal and external inspection of as much of the property as can be accessed without causing damage. This type of Survey is suitable for all types of property. We offer a choice of either a Full Report or a Summarising Report. Both Report formats provide approximate costs of repair (subject to estimates) and we will also give Valuation Advice (most surveyors do not).
Full Report: The Report will provide all information relevant as to the structural integrity of the property and repairing matters of importance in the short, medium and long term. We will provide careful description of domestic services.
Summarising Report: Only essential structural and repairing issues will be highlighted. Comments are made in ‘bullet point’ form. A general statement of the construction of the building will be given. Domestic services will be described in outline form only.
