Market Valuations
If you are purchasing a property without a mortgage or secured loan and are uncertain about the value, or if you think you are paying too much for a new property that you are purchasing, Acorn & Associates LLP can provide a Market Valuation. Market valuations can also be provided for various other purposes, including probate and taxation.

A Market Valuation is not a Survey of the property and you should not rely on this report as a comprehensive statement of the property's condition. If you are applying for a mortgage or re-mortgaging your property the Lender will require a valuation in their own specified format essentially providing the required information for them to decide whether the property is suitable security for Mortgage Advance purposes. Check with your chosen Lender that they are willing to accept our opinion of value prior to instructing us.

RICS Homebuyer Survey and Valuation
The Homebuyer Survey & Valuation is an economy service designed by the Royal Institution of Chartered Surveyors to provide you with an overall opinion of the general condition of the property by advising you of any urgent or significant defects or matters that may affect your health or safety. The report where necessary will provide recommendations where further investigations are necessary and also comment on matters that should be brought to the attention of your solicitor. The report will also provide an opinion as to whether the property is a good purchase at the agreed purchase price, providing you with concise advice enabling you to make the right choice.

The Homebuyer Survey & Valuation Report is designed for modern properties of traditional construction and is not recommended for older or more individual properties. (In these circumstances we would recommend that a Building Survey be undertaken.

Building Survey
Your Building Survey will be undertaken by a qualified and experienced Chartered Surveyor and the report prepared in a logical, easy to read format. The report will describe any evident structural defect, together with factors that may materially affect the function, performance, value or saleability of the property. The report will also comment upon any future major maintenance considerations where appropriate. The scope of the inspection can be tailored to reflect your own individual requirements. Comments will be made on visible parts of the services (plumbing, sanitary, heating, water, gas, electrical and drainage) without making tests although where necessary advice will be given if further tests by specialist companies are deemed necessary.

A Building Survey report is suitable for larger, more unusual or older properties. A full Building Survey does not normally include a valuation but again our Surveyor can complete a market or mortgage valuation at the same time at a considerable cost saving. Check with your chosen Lender that they are willing to accept our opinion of value prior to instructing us.
