Should I have a Survey?
Almost certainly the answer is yes. Virtually all properties possess faults, even new property can have problems which only an experienced eye can detect.
To purchase on the basis everything seems to be ok! Can prove an expensive assumption.
Alternatively, if defects/potential problems are discovered early in the purchase process, the potential cost may be used to renegotiate the price or it may warn clients against an unsuitable property (potentially saving considerable expense, stress and inconvenience).
The RICS HOMEBUYER Survey and Valuation Report
A concise report is in a standard format, suitable for conventional properties in apparently reasonable condition. The main objective is to assist the home buyer to:
- make a reasoned/informed judgement on whether or not to proceed with the purchase
- assess whether or not the property is a reasonable purchase at the agreed price
- be clear what decisions/actions should be taken before contracts are exchanged
The Building Survey
Often and previously referred to as a structural survey, it is the most detailed and comprehensive of the reports tailor made to meet the clients requirements where possible.
The report is individually prepared and is likely to be required where the property is older, of unusual construction and/or in poor condition, commenting upon construction, condition and providing advice when required regarding problems, defects and suggested remedial works.
