Upon receipt of your instructions we carry out various searches on your behalf: the search fees are payable in advance and are not refundable. We can accept card payments by telephone. The searches can help reveal planning issues, road problems, mining flooding and contamination matters.
Many properties in the North West are leasehold or have a rentcharge. This means that there may be an annual rent and charges for assignment payable to the freeholder. In certain circumstances leasehold indemnity insurance will be required to cover the various special problems that can arise with leasehold property.

When all the investigations are complete and if you are happy to go ahead you will sign the contract and usually provide a deposit. The contracts are then exchanged and the completion (moving) date is fixed. From that point on the deal is binding: there are financial penalties if any party withdraws.
