This was the second time we had asked Peter Davies and Assoc to do work for us and it turned out to critical in identifying some serious flaws in a property we were on the verge of buying.
We revised our intended offer accordingly (ended up considerably lower). Sadly, the owners were unwilling to accept the new reality (asbestos, galvanic corrosion risk in plumbing, bowed ceilings etc) and we hence "dodged a bullet" thanks to Peter's work.
It was obviously tough on the vendors, yet in this market, perhaps it makes sense for vendors to get their own survey done before they sell so they can either address issues or adjust the asking price accordingly.
