Surveys
Surveys are a kind of “health check” for buildings. If you are buying a property then you should have a survey done before you enter into a contract.
A survey can actually save you money. If there are serious structural problems, you can often re-negotiate the sale price of a property to reflect the cost of the repairs - or you may even decide that you don’t want to buy it at all!
Minimise the risk of buying a property which you have only probably briefly seen yourself by getting the help of an experienced, local and independent firm of Chartered Surveyors.
Homebuyer Survey and Valuation Report
It is a survey done to a set standard format as prescribed by the RICS and is most suitable for conventional properties built within the last 150 years.
The Homebuyer Survey and Valuation covers all major aspects of a property and will provide information on any significant defects or urgent repairs. Tests are made for dampness and wood worm, dry rot and wet rot, structural movement and wall tie failure. The report also includes information on the local area and provides the Surveyors opinion of the current open market value of the property
Building Survey
This is a comprehensive inspection of the property taking up to a whole working day to complete.
It’s a thorough and informative report covering all aspects of the property and most suitable for older property or those where a specific issue needs to be investigated, and suitable for those properties clearly in a poor state of repair.
Building Surveys don’t often contain a valuation but at Rees Thomas an opinion of value within our Building Survey is standard.
Timescales
We aim to complete our reports within 48 hours of visiting the property. Once reports are completed they are sent by recorded delivery to your chosen destination. We can even update you regarding the progress of your survey by email or text.

I can highly recommend Rees Thomas. We needed the survey carried out quickly and i was really impressed that it was arranged within 48 hours. We accompanied Jeremy as he carried out the survey and he was excellent. He answered all of our questions and impressed us with his thorough approach. We received the report before noon the next day, which exceeded my expectations. An excellent service all round.

Reallymoving.com is a really good website to get a look at local surveyors in just one place.
Rees Thomas were very prompt with following up after the quotation (actually they all were, sending emails or ringing), Jeremy and his secretary were both polite and efficient. They even carried out the survey whilst we were on holiday and hadn't paid them yet. Once we sent the cheque, we received the report within 1 day, complete with lots of photos of the house.
My only 'complaint' is that there were a few spelling mistakes in the report and I thought that that could have been easily rectified through someone else looking the report over before printing and despatching.

The survey was arranged and conducted promptly at a very competitive price. It took longer than id hoped to get the report (2 weeks from visit) and communications during this time were poor. The report was very good and the price also very good.

Company response:
As an independent firm of chartered surveyors we welcome all feedback, both positive and negative as we find that it helps us to improve our overall standards of performance and service. On a positive level, the report was very good and our fee was competitive. On a negative, we took too long to produce the report. This is an issue that we have been dealing with during a busy period and have taken some positive action to help reduce our turnaround times. We have recruited a new team member to take over the bulk of our typing, invested in new equipment and have installed a new system whereby reports will be dictated immediately after the survey inspection which will help us reach our target of having reports ready witin 48 hours of inspection. Our trial period of this system has indeed shown that completed homebuyer reports have been with the client (via email) on the same day of the inspection with the hard copy in the post the next day. Our next step is to trial taking out a tablet computer so that the report can be compiled at the property. We genuinely care about providing all of our clients with a service that helps them through what can be a streesful period and our intention is certainly not to add to that stress. We have taken on board the comments and feedback and have taken positive steps to address the issue. Growth through providing a high quality service is our aim and we will contine to work towards this.

Jeremey was very quick to reply, within 3 minutes, and we had a meeting scheduled for the end of that week! He allowed me to tag along with the survey and was very helpful pointing out both how he preforms his checks and what might need some work.
The report was detailed and we were very happy with his customer support and value for money, thank you.
