I intend to buy land from a property developer who is already building property on that land. I intend to buy the land and will then hire this developer to build the property for me. Planning permission and build outline have already been granted. Where do I stand with regards to stamp duty: do I just pay stamp duty on my initial purchase of land or would I have to pay stamp duty on both the land and then the building? I would like to know your view on this and whether you have come across this before.

I’m not an expert on tax, but as I understand it you’d have to pay stamp duty on the land, but not on the build if you’re paying a builder to build the home for you. But if you buy the home from the builder you’d have to pay stamp duty. I’d suggest talking to the inland revenue if this is important.
