We are looking to purchase a property that we viewed yesterday which is a 3 bed Detached in a private road with a large garden at the back (approx. 160'). Our intention is to take this on as a renovation project as the current owner has left the house in complete need of re-modernisation but my main problem is that we need to ascertain whether or not we could get permission for a two-storey extension on the property or not as we require 4 beds and the bathroom is very small as it stands at the moment. We viewed the property yesterday and the neighbours all have 1 storey extensions, the neighbour opposite has a two-storey but over the garage to the side of his house where this is not possible and must be extended to the back. What is the best way for me to know for definite if we would get approval for this?

You may not get a definite answer, but you should talk to the local planning office to get their advice on this. They're usually pretty helpful if you talk to them early and explain your situation, but may be unwilling to make definite judgements without full details of what you intend to do. You would be unwise to commit to the property without confirmation in writing from the planners first.
