Struggling to sell

Our house has been on the market for almost 6 months! We've had 50 viewings and NO offers. The small garden backs on to an overgrown tube line and most viewers seem very concerned about this although they are told about it before they view. We've asked the Agents whether we should reduce the price and he says he doesn't think price is an issue. We've already reduced it by £5K which made no difference and we could just afford to reduce it further by about £20K? We are now using 3 Agents and this hasn't helped. The entire family are becoming fed up of people trudging through our home during the day, evenings and weekends. We've found somewhere to move to, but could lose it at any moment which is making the whole thing even more stressful. Should we just throw in the towel and accept that because of the tube line the house will never sell?

Most properties will sell for the right price, but if there are some major drawbacks you’ll clearly have a smaller pool of people that are potential buyers, so it may take longer to find that person. Reducing the price probably would help, but you may not need to if you can find a buyer for whom the tube line is not an issue. Your house will sell eventually, if you’ve got it on at the right price. I would ensure that the agents really are absolutely clear to buyers about the realities of the tube line to try to minimize time-wasters. If you’re desperate to move quickly, dropping the price may help, but if you can hang on it may be better just to wait.
