We agreed to purchase a property which the agent’s particulars and web-site stated had a 1.5 acre plot. Our surveyor has measured it at 0.75/0.80 acres at best. Estate agent hot-footed it out to the property and measured the property. They get the measurements to just under an acre (if you include the corner which isn't actually part of the garden as it tapers quite a bit). We naturally feel extremely aggrieved a) because the garden is smallerthan we wanted and b) from the point of view of re-sale. Can you advise the best course of action to take if we decide to proceed with the sale.
You need to pursue breaches of the Property Misdescritions Act, through your local authority’s Trading Standards Officer. This is a criminal offence which carries no right of compensation for you unfortunately.
