Using another estate agent
We have taken our house off the market today with our estate agent if we change our mind tomorrow could we put our house back on the market again with a different estate agent or is there a period of time that would have to lapse before doing this.
You must read the document you signed when you put the property on the market with the agent. There will be both a marketing period and a notice period referred to in the contract.
Firstly: have you ensured that you have given notice correctly, in accordance with the terms of the contract and in writing?
If you are two weeks into a ten week period then the agent is entitled to that period of time to sell your property. If you instruct another agent out of pique or general discontent, that may not be enough to avoid a potential liability to pay two lots of fees. It does happen.
If you have a problem with the agent, have you raised your concerns with them, verbally and in writing and given them a chance to put the problem right?
If you haven’t, you do lay yourself open to paying twice.
Perhaps the other agent seduced you with promises of better marketing (or they are selling the property you want to buy) or perhaps you have a genuine grievance whatever the case tread carefully.
