Professor Property Advice

Please, a promt reply would be appreciated.  To cut a long story short ( ish ) My Parents have sold there house in scotland. Due to complete on june 1st. They are looking at a property in Milton Keynes and saw one they liked. Its a builders part Ex and up with two esate agents. When veiwing one of the estate agents web side it was sstc, so the estate agent was phoned as my parent had a viewing on the property with another agent. The estate agent infomed them that the chain HAD fell through but was picking up again and the builder was staying with the other couple. However the other estate agent said no as far as they were concerned it was still up for sale.  The house was veiwed ticked all the right boxes so my parents put in an offer for the full asking price as didnt want to take the risk of being guzumoped the offer was accepeted by the builder the same day.  My father for the last two days has been setting up morgages which there is no problem, and generally putting the wheels in motion even though he has yet to see the property himself. After travelling 300 miles the estate agent has called them to say that would they be prepared to put up more money as the builder has had another offer and will make his decission to who to sell it too after the weekend ! Can he do this ?  Or is the estate agent just trying to up his commision ? My parents had already agreed to complete and exchange on the first of June as requested by the builder. My parents have previously delt with buying a property from a builder and find it hard to believe a builder would quibble over a few grand when initially was pushing for a quick sell. Can you help?

Unfortunately there are builders and then there are builders.

This sort of thing really gets me angry. You have to take a deep breath and a cold dispassionate look at whether the house is worth what you are paying and how difficult the alternatives might be if you don’t fall in line with the builders shambolic treatment of your parents.

I don’t think the agents are trying to up their commission as it really won’t increase much and they risk losing a buyer.

I think the agent should be sympathetic and do what they can but at the end of the day it’s a dog eat dog world.
