I was recently involved in a house pruchase where our offer was accepted and everything was going smoothly when after about 3 weeks of 'dissappearing' the vendor decided to pull out. Is there any Legal basis for getting something back for the fees I paid out for a survey to be done on the property in the meantime?

Sorry to be blunt but No.

What you might do is look to the estate agent to commute the cost by selling the survey to the new buyer (if this is applicable). You may find that the surveyor who did the report would be willing to allow you to do this. You wsill need the agent to be proactive but if it was a positive survey they should be.

Otherwise move on and don’t be so hasty to do a survey before you have more evidence on the seller’s side of a real commitment to sell. Don’t waste energy on lost causes.
