Although a busy practising architect for many years, I undertake residential and commercial structural surveys, schedules of condition and dilapidations of commercial properties as a large part of my operation in Central and Greater London.

With regard to building surveys, I specialise in contract races - often acting on instructions within minutes.

My long experience as an architect, specialising in works to existing buildings, enables me to bring a more rounded approach to inspecting buildings, diagnosing faults and recommending solutions to problems.

I always provide close approximations of the costs of remedying defects, breaking down the figures to key items and indicating the priorities of corrective works.

Immediately after completing a survey, I contact my client over the telephone with the result and a recommendation whether to proceed further with the purchase or to withdraw.

The comprehensive typewritten report has been designed in a format that enables a client to approach a vendor with a view to renegotiating the originally agreed purchase price. i.e. clearly highlighting the financial implications of replacements and repairs, credible to the vendor.

The feedback that I have received from my clients is that a successful renegotiation often ensues.

The report includes the following aspects of the property:

  • Subsidence and settlement of the building, outlining environmental factors influencing structural movement e.g. tree root encroachment & ground slopes;
  • The condition of all structural and non-structural components;
  •  Investigation for rising and penetrating damp and timber infestation;
  • Services in the property i.e. gas and electrical installations, hot and cold water services, central heating and underground drainage; External parts demised to the property e.g. garaging, boundary walls, fences and terraces.

Many of my clients intend to carry out alternations and extensions to the property to be inspected.

I take a 'shopping list' of their requirements to site and carefully consider these during my inspection.

I subsequently advise my client with regard to any planning issues and technical aspects to be taken into account with special reference to district surveyor's requirements e.g. means of escape in case of fire regulations relative to roof conversions, extensions and internal alterations, drainage matters etc.

I carry substantial professional indemnity insurance on an each and every claim basis.

We were absolutely impressed with Mr Marcel Blum's professional etiquette, no nonsense clear cut advise and his architectural background provided very good remedial measures alongwith cost guestimates which we found highly valuable. Though we did go ahead with the house buy in view of location, his report and follow on telephone detailed advise gave us a very clear picture of what we were taking on and what the estimate costs ad nature of the remedial works required. Also very importantly, he asks you whether you have any particular questions prior to his survey rather than a bog standard building survey, it is more tailormade for individual requirements. The advise he gave us made us rethink an original modification we had intended to do, so was again very useful. We will definitely be utilising Mr Blum's services if required in any of our future purchases and wholeheartedly reccomend his services.

I would highly recommend Marcel’s services. He was efficient and thorough in his inspection of the house I was intending to purchase and found things I hadn’t even considered when viewing the property. His background as an Architect was also invaluable as he was able to evaluate the improvements I had in mind when visiting the property.

The service Marcel provides feels more personal than the standard box ticking approach that most surveyors operate and I realise now that the survey I had when I purchased my current flat (arranged through the mortgage provider) was both more expensive and substandard in comparison.

He called me immediately after viewing the property with a summary of his opinions and based on this call I decided to withdraw my offer. I feel it was money well spent and I intend to use his services when I find the next property I wish to buy.

I can certainly identify with the many positive comments that have been made about Marcel Blum. He has been incredibly thorough with a survey of a property I had recently made an offer for, and did this at very short notice. He phoned me with the results and explained in detail, what expenses and work the property would incur and what factors might affect the property’s ability to increase in value. Unfortunately I had to withdraw my offer but am so glad I had the survey done before finalising it as I feel I have actually saved money. The estate agents put me into a situation where I would have had to make a ‘blind bid’ against another buyer in order to secure the property. If it hadn’t been for Marcel’s valuable feedback, I may have offered an overinflated value to later find I would have to spend a lot of extra money, due to all the work the flat required.

Marcel is a very straight, personable and meticulous surveyor, who has your best interests at heart and he delivers the essential information required when wishing to buy a property. He also gives you advice on any personal projects you are considering that may affect your decision, (for example in my case, whether I could develop a roof terrace or not).

Although his prices are more costly they are definitely worth going the extra mile for. I would rather get what I pay for and do not believe in ‘quick fix’ solutions. Focussing on the long term benefit of my spending has been key and it has been worth paying that little extra to save money and make the correct investment choices for the future. I shall definitely use his service again.

Marcel did a wonderful job, his detailed report after the survey was really helpful in understanding the areas of the property with issues. I have to say that thanks to the report we managed to get something off the final price which is really good. Marcel is extremely helpful and always available to provide support and answer our questions even those outside the scope of work. If we are to move again we would definitely ask for his service again.

Marcel was very thorough and communicated excellently. He identified potential issues which we should attend to. He also drew inferences about things we should explore from the presentation of the property. For example the balcony had a reed screen around the rail (as do the others in the block) and this caused him to ask us to check the lease to ensure that there wasn't something in there about not being overlooked. Overall he was excellent.

Marcel is charming and stepped into help me at short notice when the bank's surveyors let me down. He does exactly as he promises - and phones you with feedback the moment he has been to the property. Sadly for me he uncovered so many major issues with the property that the sale is unlikely to go through, but I have been saved from overpaying for a flat with serious problems. He does go to a lot of effort, and even calls on a Saturday morning which I am impressed with as I find it hard to fit house buying into a Monday to Friday - 9-5 timescale.

I have been very impressed with Marcel's professionalism, thoroughness and his responsiveness to both emails and phone calls. I would not hesitate to use his services again and I would feel very confident in using his report as a basis for future negotiations involving the property, e.g. further borrowing or to show prospective buyers when the time comes to sell.
Marcel's services will not be the cheapest you will find quoted on the internet, but I believe that you get what you pay for. As a comparison, the valuation report that I was forced into by my lender cost well over half of what Marcel's did; it returned two and a half pages of widely spaced type and told me mostly what I could see for myself, whereas Marcel delivered a little over seven tightly spaced pages of good solid information on all aspects of the property. In addition he also provided specific opinions on development plans that I have for the property, giving me confidence that my investment has some potential for the future.

Marcel Blum's unique service could hardly be more different from the common box-ticking approach of many surveyors. Marcel's background as an architect was particularly useful to us as we intended to reshape the property we asked him to survey, and his comments on our ideas were very useful. From the start, when Marcel called me before I'd finished reading the competing quotes on the reallymoving web-site, through to the provision of a comprehensive, clearly-expressed survey report, with supporting pictures, the service provided was highly pro-active, tailored and professional. Not only did Marcel produce an extremely detailed and helpful survey (summarized on phone immediately, and sent on beautiful paper, with photographs, soon after), he also advised me in what turned out to be excellent ways on other aspects of my purchase. Overall he struck me as extremely capable and proactive - he tended to call me before I got round to calling him, and at one point he even got in touch with the seller directly. He is a lovely person, down-to-earth, gets to the point, with attention to detail, and clever. There were numerous times during the purchase process when I thanked my lucky stars that I had employed him as my surveyor. I cannot recommend Marcel highly enough.

We used Marcel to conduct a full buildings survey on a property we had made an offer on.
I'm v glad we used him as his report was both extremely thorough but also easy to understand. He included a covering letter, in clear language, that was a synopsis of all the elements that required our attention and that enabled us to come to a view on the state of the property relatively easily. In the body of the report there was enough detail for our solicitor's requirements (she herself praised the report's thoroughness) and finally I spoke with Marcel on the phone numerous times between him performing the survey and my receiving the report so I felt kept abreast of the relevant issues from the beginning and was able to sense check my thinking with him when I needed to. I'd strongly recommend him.

Marcel is a very helpful surveyor who was thorough and informative. He called straight after completing the survey to discuss the results and was still happy to answer my queries after receiving the report. He raised a number of issues which eventually led us to withdraw our offer but we would be willing to use him again on our next survey.

Marcel provided a very comprehensive service, including taking time to explain matters in full to me verbally following the survey being carried out prior to a written report being prepared. He also referred me to excellent specialists - structural engineer and damp proof contractors - to carry out further investigations whose high standards were in line with his. We also had several follow up phone calls, his commitment not waning in any way after the final written report had been provided. I was initially concerned about the price of the full building survey, at £1,500, but the overall quality of service from initial contact with Marcel to follow-up phonecalls has been excellent. Would not hesitate to use his services again.

We found Marcel on the reallymoving website. He is so efficient and professional with our survey. He did help us with one property especially the potential transformation of the loft. He pointed out several issues related to the loft and gave us his honest and true opinions of this property. At last we decided not to take that property and it did save us a large amount of money. We will 100% percent recommand Marcel to other people who definitely need professional advice on buying properties because he did a great job for us. 5 stars recommandation!!!

The website was really useful for getting a list of local quotes quickly and with feedback - great service. It's still a punt, but at least not quite such an arbitrary decision as just looking in the local Yellow Pages!

Marcel was in contact straight away, and since we were erring on the side of a full buildings survey, made the decision to spend that much money a bit easier as he was able to articulate the detail in his survey and reports and send samples.

The report was professional and very detailed and Marcel made himself available to talk through various issues. Not getting much done immediately out of the items reported, but would certainly not like to have not known about them at all and had any of them surprise me in years to come!
