Home buyer worries when booking a survey

6,000 people a month use reallymoving.com to get quotes for a survey for a house they're planning to buy.  Many people highlight a specific area of concern that they need the surveyor to look at when completing their survey.  We have analysed the most common areas of concern from survey requests over the past 12 months and summarised them in the chart below.

Structural concerns (e.g. cracks, subsidence, flooring & roofing worries) are the most frequently raised issue, representing 35% of all requests.

Damp & moisture (e.g. damp, rot, leads, flooding & guttering) are the second most common concern, covering 24%

Roofing related issues cover 17% of issues, followed by Extensions & Additions (extensions, conservatories etc) at 9%, Fixtures & Fittings at 7%, Plumbing and Heating at 7% and External worries (eg Garden, Trees) the final 1%.

Looking at specific issues, the top five problem areas raised are

  • damp (perhaps unsurprisingly in our precipitous British climate), closely followed by
  • roof worries (and probably not unrelated to the damp concerns), then
  • cracks (subsidence is also further down the list at number 8),
  • extensions and
  • flooring.

Around a third of people (32%) make specific requests when requesting a survey quotes. 45% of registrations are for Home Buyer Reports, 38% for Building Surveys and the remaining 18% don’t know, so need to discuss their survey needs with a surveyor to be advised.

This is based on survey requests until August 2015 - if we updated it for with the latest survey requests, and focused in on St Albans, where we're based, we're pretty confident that Sink Holes would be very high on the list...
