A bathroom that shines, sells.

A great looking bathroom can help your property sell. Take a look at these handy tips.

A bathroom that shines, sells.

Yes, your bathroom may be one of the smallest rooms in your house, but that’s not to say it can’t make or break a sale with a potential buyer. Before putting your house on the market, you need to make sure that your bathroom is in tip-top condition. Bathrooms in today’s world aren’t just there for grooming, they have become a home sanctuary. The last thing a buyer wants is to look at your bathroom and see it as something else they have to work on. Bathrooms need to be functional from the word go. There are many simple things which can be done to a bathroom which won’t involve having to tear it down and rebuild it for a successful showing. Here are a few tips to help your bathroom sell your home single handily.

Adding Attractive Fixtures

Why not change outdated fixtures such as towel racks, toilet paper holders, cabinet pulls and light fixtures? This will create a modernised, high-end appearance for your bathroom. Having shiny new fixtures will speak volumes to buyers when they are inspecting your bathroom, as they will want to see if the updates suit their specifications. Brushed fixtures and finished looks will make the bathroom luxurious and contemporary without costing an arm and a leg.

Buyers also want to see that you have treated your bathroom well, it seems to a encourage them to trust your home’s in good working order. New attractive accessories are an easy way to show your potential buyers that your home is your castle.

Enlighten

Consider adding more lighting to your bathroom. Adding a few lights can create just the right atmosphere for relaxation. Dingy lights in bathrooms are outdated and impractical. Recessed halogen downlights are popular and you can even find fixtures with built in additional ventilation to keep your bathroom nice and dry.

If you don’t want to spend much money before your big move, try placing scented candles around the bathroom, before or even during each showing. This will show the flip side of your bathroom’s purpose; relaxation. Try this out in a bathroom with a bath in rather than a shower, as you can place the candles decoratively around the bath and create an irresistibly romantic environment!

Add an Extra Sparkle

There is nothing worse than turning up to view a property which has a grubby bath and grimy sink. Get on your hands and knees and scrub the room from top to toe. This will cost barely more than a bit of elbow grease, yet is one of the most effective improvements you can make. Dirt and grime can date a bathroom years, give the impression of neglect and just generally puts buyers off. It doesn’t take much to keep the toilet clean!

For potential buyers, first impressions are definitely something you won’t get back. Why not make your bathroom feel welcoming and inviting, by allowing potential buyers smiles to reflect off every surface?

Finishing Touches

Finally, make sure that there is a fresh coat of paint on the walls. Hang new curtains or shades if your current ones are old or outdated. Add a few high-end towels on the towel rack (but let your viewers know they don’t come with the house!) and try to create a consistent accent colour throughout to add a touch of personality. Applying these finishing touches to your bathroom will keep your home on the list of must-haves for today’s buyers.

That’s all it takes. A few inexpensive, yet highly effective ways to let your bathroom do the hard work and sell your home for you.
