Peter Wilkinson MRICS, IRRV (Hons) - RICS Registered Valuer has over 20 years post qualified experience in all aspects of residential survey and valuation work throughout the central belt of Scotland and Argyll & Bute/Kintyre Peninsula.

We have provided the mandatory Home Report to on average some 100 clients per annum since its introduction on 1st Dec 2008.

The mandatory Home Report being made up of the Single Survey, (market and insurance re-instatement valuation), EPC – Energy Performance Certificate and PQ – Property Questionnaire).

The mandatory Home Report fulfils the Sellers statutory obligations.

We act for both private individuals as well as larger corporate portfolio and estate owners.   

As our operating costs are much lower than the larger national Chartered Surveying practices we are able to offer our service at a much more competitive price.

All quotations are formally acknowledged by email and further impartial information provided.

Our normal practice is to conduct surveys to fit in with our clients. As such most surveys are conducted in the evenings and at weekends. A text message is always sent normally 30 mins in advance of arriving at the agreed survey appointment.

Our survey findings and valuation is normally verbally provided at the time of survey with our draft report being ready for comments/approval within 24 hours of the inspection being carried out. We will NEVER publish a final report until we have our clients approval.

 

As such we normally are able to issue the final Home Report documentation within 48 hour of the inspection being carried out.

First Impressions good, Professional, Friendly, however as my property is at the lower end of the market, I am given the impression that the gentleman was disinterested. Comments about heating not being in the flat, not true, boiler was running as we spoke. Mr Wilkinson decided there was dampness in the flat, no evidence of this. The gentleman didn't bother to bring any measurements tools for this purpose despite knowing the age of the flat. Didn't check the loft although I had the key, and decided there was structural movement based on an arbitrary statement. My impression, he should stick to £450.000 houses plus, he's likely to treat the customer with respect and ensure the job is done right.

Dear Mover, We would wish to offer some clarification. Despite our best endeavours to assist there has remained in subsequent communications a fundamental lack of understanding of the HR process and remit. The subject inspected was a c. 1900 tenement stone/ brick flat. Heating caveats included are standard (rated 1); moisture readings taken fairly reflected those walls that had been recently painted, usual caveats apply (rated 1); Common subject block roof space was not inspected due to being secure and above accepted H & S ceiling height, usual caveats apply (rated 1); long standing structural movement noted and standard caveats apply (rated 1). Our practice has successfully conducted over 750 mandatory Home Reports since 2008. These typically include; modern houses/apartments, bespoke self-builds/conversions, remote farmhouses, cottages, tenement flats and large sandstone villas/conversions. These have ranged in value from £20,000 upwards. All undertaken whilst providing a friendly and professional service.

The Peter Wilkinson and Co quote came with a few impressive promises and levels of service which they would provide. They were true to their every promise. I was kept informed at every turn by phone, text and email, and the job was turned around within a few days as indicated within their quote. A very professional job.
