We are an independent private practice of Chartered Surveyors. Regulated by the RICS – Royal Institution Of Chartered Surveyors.

Peter Wilkinson MRICS, IRRV (Hons) - RICS Registered Valuer has over 20 years post qualified experience in all aspects of residential survey and valuation work throughout the central belt of Scotland and Argyll & Bute/Kintyre Peninsula.

We have provided the mandatory Home Report to on average some 100 clients per annum since its introduction on 1st Dec 2008.

The mandatory Home Report being made up of the Single Survey, (market and insurance re-instatement valuation), EPC – Energy Performance Certificate and PQ – Property Questionnaire).

The mandatory Home Report fulfils the Sellers statutory obligations.

We act for both private individuals as well as larger corporate portfolio and estate owners.   

As our operating costs are much lower than the larger national Chartered Surveying practices we are able to offer our service at a much more competitive price.

All quotations are formally acknowledged by email and further impartial information provided.

Our normal practice is to conduct surveys to fit in with our clients. As such most surveys are conducted in the evenings and at weekends. A text message is always sent normally 30 mins in advance of arriving at the agreed survey appointment.

Our survey findings and valuation is normally verbally provided at the time of survey with our draft report being ready for comments/approval within 24 hours of the inspection being carried out. We will NEVER publish a final report until we have our clients approval.

 

As such we normally are able to issue the final Home Report documentation within 48 hour of the inspection being carried out.

Service was very poor. Need to make lot of phone calls. Attachments can not manage to open. We delayed 5days to put flat on sale

Dear Client, Thank you for your comments. However as you will be aware thse are not completely accurate. Draft report is issued upon receipt of payment. Your draft HR was issued to you within 48 hours of our inspection after payment arrived. It is true you had difficulties opening the Adobe PDF document as you had software issues which is outwith our control.

Although I should have done more research into home reports, I trusted the surveyor was as described. I would expect independent companies such as Peter that are not on the lenders panel approved list of surveyors to disclose this information prior to conducting the home report. It was not worth the paper it was written on and I had to pay for a full new report to appease the potential buyers and their lenders. The report does not include a Mortgage valuation report.

Thank you for your comments which we are obviously disappointed to read. As clearly set out in all responses to quotations, our T & C's and as last discussed with you directly we supply the mandatory HR. Your own instruction was our 432nd HR since it became a mandatory requirement for sellers. The HR we provided is perfectly valid and has been for our other 432 customers serviced to date. It remains unclear as to why you have felt it necessary to commission a further HR, this time with the non-mandatory generic MVR, you are under no obligation to provide this, plus there is no guarantee a potential purchaser’s lender will accept this for secure lending purposes. Hence why we and many other Chartered Surveyors do not include this non-mandatory section. The service we received was excellent. Peter came to visit at a time suitable to us and produced the report thereafter very quickly. He was pleasant and helpful.
