Perhaps it is standard procedure. Report confined to state of the actual structure of building but no comments made concerning state and functioning of services - electric and plumbing.

I am very happy with the building survey that Hocking Associates carried out for me. The firm was able to carry out the survey and send me the report very promptly. I had good communication with them before and after the survey. The survey report was detailed and comprehensive. It covered all areas of the house and gave me a full understanding of the condition of the property and the issues present. This gave me the information I needed to obtain quotes for repair work and to renegotiate the price with the seller. The surveyor was very responsive and helpful in answering my follow up questions. Overall, I received an excellent and bespoke service that was well worth the cost.

Hocking Associates are approachable and professional. The survey report was very informative, with plenty of pictures and was written in a clear, concise format. In the past I have had surveyors reports which were incredibly wordy and frankly seemed to be full of what "may" happen. Richard Hocking was direct and truthful in what he said and how he worded the report. I would definitely use them again in the future.
