Collinson Associates

Collinson Associates is headed by John Collinson, a Chartered Surveyor and Registered Valuer with over 30 years experience. We specialise in residential building surveying services including HomeBuyer Reports and Building Surveys, valuations and reports on building defects.

We are based in South Devon but operate throughout Devon and Cornwall. We have offices in Saltash and Fowey and operate throughout the South West.

Collinson Associates specialises in residential building surveying services including HomeBuyer Reports and Building Surveys, condition surveys, schedules of dilapidations, design and contract administration, and project management.

There are essentially three types of surveys to be considered, the Building Survey, the HomeBuyer Report, and the basic Valuation. The key differences are discussed below:

Building SurveyA Building Survey is a comprehensive inspection suitable for all properties but especially recommended for listed buildings, those built before 1900, any building constructed in an unusual way regardless of its age, properties you are planning to renovate or alter in any way, or properties which have already had extensive alterations.

A Building Survey involves a detailed examination of all accessible parts of a property and can be tailor-made to suit your individual needs and concerns. It includes all major and minor faults, the implications of any defects and the possible cost of repairs. It will also include recommendations for any further specialist inspections.

A Building Survey does not include a valuation, although we will be able to provide a separate valuation report if required.

HomeBuyer ReportThe HomeBuyer Report is a service carried out to a standard format, defined by The Royal Institution of Chartered Surveyors (RICS), designed for properties built after 1900, which are of conventional construction and in reasonable condition.

A HomeBuyer Report includes the property's general condition, any significant defects, in accessible parts of the property, which may affect its value, and urgent and significant matters that need assessing before entering into exchanging contracts.

A HomeBuyer Report is not a detailed survey of every aspect of the property and focuses only on significant and urgent matters. It's not suitable for properties built before 1900, those in need of renovation or that you are planning.

We believe in providing plain English reports and are happy to talk through the report afterwards at no additional cost.

Initial advice is freely given so that you commission the correct report – if you’re uncertain which survey is best for you, get in touch. We’re always happy to help.

The service I received was excellent. The report was written in a way that was easy to understand and anything I didn't understand, John explained over the phone. I would recommend this company to anyone looking for a friendly and efficient service. I will definitely be using them again!

The survey did not arrive in the promised time frame and we were not notified of any potential delay. This caused significant anxiety with the estate agents as they tried to call and email Collison Associates for an update, with no success. We engaged someone else to carry out the survey. Apparently Collinson Associates' surveyor was suffering from Pleurisy which caused the delay. Unfortunately when the survey was received it did not contain adequate detail that I would expect to see for a level 3 Building Survey. We had high hopes but ultimately did not get the service expected.

I am very sorry to hear that we have not been able to meet our normal high standards. Good reviews are essential for a small business like ours so its very disappointing now to get a one-star review. Just to put on record the timescales - We were instructed on the 18th February and arranged the survey for only 2 days later. The report was delivered by e-mail first thing on 6th March - a total of 13 working days from instruction to report. I am sorry that timescale was too long and that you had to instruct another surveyor before you received our report, but I think most surveyors would struggle to do better than that. A tight timescale was not stated to be a requirement before instruction and our terms state that the "likely" report delivery date will be 7 working days after inspection. The cause of the slight delay was severe illness on my part. Quite what further detail was required on a survey of a small house that identified significant dampness, a new roof being required, new central heating and wiring I am unsure. The report was 17 pages long and with photographs. We deliberately use concise English rather than pad out our reports.
