RICS Building Surveys

A full building survey is a detailed report on the condition of a property. Each accessible part of the property is inspected and any necessary repairs and anticipated costs will be identified (cost of repairs is available at an additional cost). A valuation is not included but we are able to provide one for an additional fee.

. The building survey covers the following:

  • Major and minor defects

  • Possible cost of repairs

  • Damp tests and timber damage

  • Condition of damp proofing, insulation and drainage

  • Technical information and materials used

  • Recommendation for further inspections

The length of time the inspection takes is dependent on the size of the property and the extent of any identified defects. Typically a three-bedroom house in reasonable condition will take from 3 hours. The report will then be made available within 7 working days. If you advise us that the property needs modernisation or is a renovation project, then these timescales may increase due to the extra time needed to carry out the survey and write up the report. We will advise further on instruction.

RICS HomeBuyer Report

  • Inspection of each element of the property

  • Identification of any major faults

  • Identification of urgent problems that may require further inspection

  • Damage to timbers

  • Results of damp testing within the walls

  • Estimated cost of rebuilding for insurance purposes

The length of time the inspection takes is dependent on the size of the property and the extent of any identified defects. Typically a three-bedroom house in reasonable condition will take from 2 hours. The report will then be made available within 5 working days.

The level-2 home buyer's report had major inaccuracies. The surveyor photographed and assessed the wrong property on the outside, and 3 of the 6 elements listed as requiring urgent attention were erroneous. This included claiming that the property was connected to the main gas with an incoming pipe from outside and that the heat was provided by a gas-fired boiler, when the EPC clearly states that the heating is electric, and the surveyor had a copy of the EPC because he included its rating in his report. I will be asking for my money back.

Dear Jeanne, I believe that the surveyor wrote to you shortly after you received the survey report and all the items mentioned in your review were covered. I also believe from speaking with the surveyor, that you expressed satisfaction that the report had been explained and that the error in the heating type was amended immediately. We trust that all your concerns have been answered and that you are now in an informed position as to the condition and status of the property, and can progress with the sale on the property you are purchasing. As with all property surveys, we are available to answer any questions you have not only during the survey but long after you have purchased the property. If you have any further questions, please contact our office or the surveyor who carried out the survey. Kind Regard DH Chartered Surveyors

Email sent with instructions wasn't completed as per email, rather disappointing however given the massive discount and prompt survey completed very quickly, I'm happy overall with the service and high level of customer service.

The survey was promptly done and everyone I spoke to at Heyes was very helpful. After the survey was done I had a really useful phone call with the surveyor who talked me though each of the issues and what they meant.
