Castle Surveyors Ltd is an independent firm of Chartered Surveyors, regulated by the Royal Institution of Chartered Surveyors (RICS) and members of the Independent Surveyors and Valuer’s Association. 

We provide RICS compliant Building Surveys, Homebuyer Reports and various other services for home buyers, priding ourselves on ensuring that you have the information needed to make an informed and unbiased decision. We offer expert guidance in many aspects of the property market as well.

We operate in and around the areas of Southampton, Bournemouth, Poole, Winchester, New Forest and in the Hampshire and Dorset counties.

Established in 2004 by experienced Chartered Surveyor Wayne Norcliffe, Castle Surveyors Ltd brings a strong passion and great knowledge for all aspects of the property industry to each project. We ensure that each of our clients receive an excellent service whichever survey they select.

We have a wealth of experience in all property types, residential and commercial, and we provide impartial, expert advice to our clients for Building Surveys, RICS Homebuyer Reports, Home Condition Reports and Valuations. We can also provide our assistance for boundary disputes.

All the business conducted by Castle Surveyors Ltd focuses on a customer-centric approach – ensuring that the client is receiving the highest level of care and attention throughout the process. We are a hardworking company that is always on hand to discuss the findings outlined in the report in further detail following the survey if this is required by the client.

Unlike other surveying companies, we generally do not undertake more than two surveys in one day so we can be fully available and easily contactable to our clients should they have any queries.

We have lived and worked in Hampshire and Dorset for circa 20 years – including having worked in the City Valuer’s Office for Southampton City Council, Bournemouth Borough Council and Poole Town Council, which helps give us have an excellent working knowledge of the area. As a first time buyer I really didn't know what to expect but Wayne instantly put me at ease and walked me through the required steps. The report was easy to read and highly descriptive. The sellers of the property are not easy people to deal with but we were definitely empowered having a higher level survey done. I would easily recommend Castle Surveyors.

Well, not sure that in my case it was worth doing this at all. They flag up issues that are pretty minor and if you want more detailed reports you need to buy that info. Some of this information can be found for nothing anyway.

The RICS Level 2 Homebuyer Report, provided to this client (which was a post 1990 built detached house) actually ran to 35 pages and as such I'm not sure what this client was expecting on a modern property. We provide our clients with a sample report, explanation of the service and there's a wealth of information available on our website at www.castle-surveyors.co.uk to explain the service we provide. Most people would be pleased we found some "minor" issues as described and accept the report's limitations. Regarding our trying to sell information, that is certainly not true! In this case we recommended an electrical check for instance due to concerns about electrical condition, but we don't sell those or undertake them so I'm confused by the comments made. We always strive to provide excellent levels of service and would rather clients discussed their concerns with us, rather than simply blindly post them onto a public forum without a discussion. We often spend 1/2 or more chatting through a report's findings with our clients, in this case the client didn't give us the chance to do so, hence why he feels the way he does I suspect. I recommend to all clients, read the report and then discuss it with us as necessary. This approach has saved clients upto £80,000, with the latest client to report to us saying he'd saved £50,000 off the asking price by following our advice in the report and post survey negotiation advice.

I appointed this company because the price was reasonable and they were keen enough to contact me on a bank holiday. I had a helpful telephone chat with Wayne about the type of property we were buying and our concerns. The survey was then completed and amazingly we received a 40+ page report within 24 hours. Compared with the surveyor our buyers used who couldn't do the survey for 2 weeks and then took over a week to produce the report. In fact our sellers were so impressed that they used our surveyor to do the survey for the property they are purchasing.
