I'm not happy with the way my estate agent has marketed our property - our home has been on their books for 6 months and I would like to try another estate agent. What charges might be imposed on us for changing estate agent?

Dear Lewis,

This depends upon the contract you have signed with your existing Estate Agent. Most reputable firms of Estate Agents offer a no sale no charge agency but for a minimum period of perhaps 3 months or so to enable them sufficient time to find a purchaser.  This will also reflect in the commission charge they make in the event of a successful sale.  

The cheaper Agents may try and charge you for advertising and other out of pocket expenses but once again this will be written into the standard contract which you will need to examine in detail at the time you appoint a local Agent.  

The simple guideline is the higher the commission rate in the event of a sale the less chance you have of paying any cancellation charges.
