I had to threaten to cancel in order to get my survey done in a reasonable time scale, even then they took 12 days. The survey, when it arrived, was 51 pages of stating the obvious together with disclaimers and excuses for what they hadn't seen/couldn't take responsibility for and 2 pages of reasonable information. All in all a complete waste of money and a disgrace to the RICS.

Dear Customer, We feel disappointed that you weren’t entirely satisfied and therefore felt the need to leave this type of review however we wished you would directly addressed your concerns. In view of the review we can see that you were unhappy with the timescales, ‘obvious comments’ and restricted inspections (caveats). I would like to say in view of the timescales we are extremely busy this time of year and you would have been informed of the lead times from the outset of the instruction. Your specific appointment was delayed due to the vendor being away for access. Your survey was within are usual timescales and do not feel that your comments are entirely reflective of this area of service. In view of the areas you state were obvious, we feel that you may have additional knowledge to usual users and all information which should be relevant, whether obvious or not, has to be reported upon. We feel just because it is obvious to one user it may not be to another and it does not mean it should not be in the report. Again on this basis we feel that your comment on this is not reflective of the level of service received nor your review. The subject property was not ‘standard’ nor was it located (situated) on a normal plot therefore there were restrictions to the survey which meant we were unable to gain access or see, to which we must advise of this in the report and recommend you seek further advice. For example the front roof pitch could not be seen at ground level or other safe accessible areas, and as per our terms and conditions we do not inspect areas of such height from ladders. This could also be said for the decking area which concealed the front canopy roof covering which we were unable to lift at the time of inspection. In view of the services to the property, we are not gas sage engineers or qualified electricians and cannot comment on such, only providing a visual inspection. We feel this would be the same from any safe surveyor. Therefore again we feel that your comments on this are unjustified. Overall we feel your review and 1 star rating was unjustified and not entirely reflective of the service, however we appreciate your constructive feedback and we endeavour to provide our a high level of service.
