Homestead Building Surveyors Ltd is a Cardiff based, RICS Regulated, professional building surveying practice. We are a private practice operating in the South Wales area, covering NP and CF postcodes.

Unlike some of our competitors, and to ensure peace of mind for our clients, all our instructions are undertaken by fully Chartered Building Surveying professionals who are MRICS qualified and VRS Registered (RICS Valuer Registration Scheme).  

We specialise in providing a variety of professional services with regard to the purchase of your home, such as:

RICS Condition Reports.

RICS licenced product, which focuses purely on condition of the property and does not include a valuation, advise on repairs or on-going maintenance issues.  It is generally suited to modern properties less that twenty years old.

RICS HomeBuyers Reports.

RICS licenced product. This report is suitable for properties in a reasonable condition, but less than 100 years old, and if you would like more extensive information. It includes the features of the Condition Report, plus a more extensive inspection. It also includes a valuation of the property and an insurance reinstatement valuation.

Structural Building Survey.

This survey is suitable for all properties types and ages. The report is highly detailed and will contain colour photographs to illustrate defects and annotations. A building survey may be advised if major works are planned to renovate the property. The building survey does not usual include a valuation or insurance reinstatement valuation, but they can be arranged for a small additional fee. 

Private valuation.

Valuation reports are undertaken by RICS registered valuers for “Help to Buy Sales “or probate or matrimonial purposes.

I found david's report thorough and well structured making it clear what i needed to be concerned with. Importantly he called me to discuss the report in plane english after i'd read it giving further clarifications. Ultimately his observations protected me fro. Very expensive issues with the roof and damp.

Service provided was top notch. The value of having someone local is immeasurable. The survey was done within a few days with report the day after. The report was detailed and clear & Dave was on hand to clarify anything after receipt. The survey highlighted material defects in the property and as a result I have stood aside from the sale & I am very grateful that the survey has saved me a huge amount of money in the long run. Can’t recommend this surveyor highly enough.

Quick response to the email and the report is finished much earilier than I expected. The report helps me to find out the problems of the house which I didn't noticed in the viewing. Highly recommend!

He recommended that the property didn't need a full level 3 survey, being a younger house and that houses after World War 2 didn't need a full buildings survey. That seemed reasonable. His offer for a Level 2 excluded valuation or estimates for that would need to be done, even estimates. In the meantime I discover that Money Super Market suggests that it would be reasonable to expect valuation and indication of the costs of repair work. https://www.moneyadviceservice.org.uk/en/articles/a-guide-to-homebuyer-surveys-and-costs His reason for not providing estimates or indicative costs..... Quote: "unfortunately the way building materials and labour costs are going up I cannot comment on costs." So my conclusion: next time to find a local surveyor, recommended on Facebook by local people.

Dear Sian, I am sorry you fell this way, but for clarification I would like to add the following; The service I provided did not include a valuation as stated in the signed terms and conditions. The link included in you comments states the following “If there’s no valuation included, you could use the report’s suggestions for repairs to renegotiate the price. For example, if it’s going to cost you £5,000 to carry out work on the property’s damp walls, it’s reasonable to offer £5,000 less than the asking price”. Unfortunately, your comments are incorrect, there is no facility to supply budget figures in a HomeBuyer Report. If you wish to discuss this further please get in touch .
