We specialize in:
• HomeBuyer Reports
• Building Surveys
We pride ourselves on being customer focused, our team will find out where you are up to in the house buying process, understand the property you want surveying and guide you on the most suitable survey for your property type. After that, we will take care of all of the arrangements with the vendor or agent.
You will receive by email your Home Buyer Report or Building Survey report within 3 working days of the inspection, but most usually it will be the next day. Once completed, if you do have any further questions, we can then put you in touch with your surveyor directly.
RICS Home Buyers Report
You should choose this report if you are buying a conventionally built house, flat or bungalow in reasonable condition.
The RICS HomeBuyer Report is a thorough, visual inspection of the inside and outside of a property. The report will identify defects that affect the value of the property, necessary repairs and any on-going maintenance needed. It will also supply information about location, environmental issues, and energy efficiency.
You will have peace of mind about your property purchase with Edward Mellor’s HomeBuyer Report.
RICS Building Survey
The Building Survey is recommended for properties that have one of the following characteristics:
• Unconventionally constructed
• In poor condition.
In your survey report, you will be informed of a wide range of issues in the property, including visible defects and potential problems following a thorough inspection. It will also provide an outline of repair options and the consequences of not remedying the problems and includes advice for your legal advisers and details of serious risks.
All our surveyors are professional, qualified members of the Royal Institution of Chartered Surveyors (RICS).
