Even though you are a cash buyer, you should seriously consider getting a survey done. For a leasehold flat, we'd recommend getting a HomeBuyer Report. You are spending a lot of your money, and you should take all precautions to ensure your investment is good. The surveyor will pick up on any issues such as damp, which may help you negotiate a revised price.
