This is about a London apartment. The surveyor has said that the property is worth the asking price and this is the price agreed. But, in his report, has suggested that the ceiling heating be checked and the emersion heater.
Will this hold up sale? Will the sale go ahead without this being done, with the proposal that he will do it when he moves in?
Answer
Yes, this will hold up the sale until an engineer’s report is prepared.
However there is no reason why they cannot proceed towards exchange of contracts, subject to receipt of the report. Also it should be reasonably straight forward for such a report to be commissioned in a short time.
The sale can proceed without this, but the liability for any default found subsequent to the sale, will probably be the responsibility of the purchaser.
