Buying Two Cottages Together and Paying Solicitor Fees

Question

I am looking to purchase 2 cottages that are being sold together as one price. They share septic tank and garden, but other utilities such as council tax, gas/electric are separate. Would the fees be for one property or would we be paying 2 lots of solicitors fees, such as searches, land registry etc. Thank you

Answer

The conveyancing for the two cottages would need to be carried out on each property, therefore you will find that two fees are payable.

Each property will have to be registered separately with the Land Registry and searches would need to be carried out against each property for completeness and to be able to properly advise you. There will be aspects of the conveyancing that will overlap i.e. the septic tank you refer to, but it still needs to be checked that both properties have adequate rights individually.
