I am attempting to purchase a property I made an offer on last year. Searches were completed on the property but the sale than fell through. Can I reuse the original searches?
Answer
No, conveyancing searches cannot be reused and the bank issuing the mortgage would insist that the searches be carried out again to protect their investment.
If recent work was carried out on the property e.g. an extension, this will not be shown on the old searches and can cause other legal problems. Conveyancing searches when buying a house must be up to date in order to avoid major legal problems.
