Nick's report was clear and comprehensible. He responded quickly to give me reassurance regarding some comments I made . I chose him because I did not want to go with a big firm who were likely to send a junior out to see such a small house . Very pleased with his work and would highly recommend.

Nick was amazing to deal with. At such notice he took care of our survey and was even honest enough to suggest we did not need the more expensive of the surveys. He was very patient with the numerous questions we had (first time buyers you see), and no question was too silly or too much trouble for him to address. He is highly recommended by myself and my husband.

Really great service from Nick, we needed a survey at short notice and he was able to book it in three days later and then sent the completed survey through via email within a couple of days with contact immediately after the survey to give a short version which meant we could send enquires off straight away. Great value for money, accommodated our short notice request and would highly recommend.

After going over Nick Cobb Surveyors feedbacks (majority of them were positive and I doubt if even half of them are genuine), I decided to go ahead with Homebuyers Survey engaging Nick Cobb Chartered Surveyors firm as he was frankly the cheapest and I was running out of time since my preferred surveying firm’s survey covering property area had moved on to greener pastures. I am 200% sure there will be a defensive reply to my feedback by Nick Cobb Chartered Surveyors firm as you may have noticed replies from the feedback received which are far less favourable but I would advise your best judgement not to engage this firm and later pay the price for what I would call a shoddy and unprofessional outcome. I received few names from www.reallymoving.com website when I requested for a surveyor service and as mentioned above I decided to pick Nick Cobb Surveying firm as they were the cheapest even though I got alarmed since I noticed there was no landline or a proper email address on the website’s contact page http://www.nickcobbmrics.co.uk/contact.html I was responded to my email by a person named Joanne who provided me with my options of two reports that this surveying company undertakes and also mentioned that Nick Cobb will reach out to me with terms of engagement. It seems like perhaps it's only a husband/wife team and they or maybe only two one employee Joanne that Nick has hired to reply to emails. I decided to call Nick and speak with him where he mentioned that he also undertakes "CASH ONLY" jobs that would save me VAT and help him dodge HMRC. I will admit I was tempted and also foolish because by now I should have seen the writing on the wall and gone with another surveyor firm but eventually due to lack of time available between contract exchange, decided to pay the fees (including VAT) so that there is a funds transfer traceability to this Surveying firm. I received an email and my agreement with the firm was only via replying to the email which had text about fees and a standard terms of engagement attachment simply picked up from the RICS website http://www.rics.org/ Although the report supplied was more or less on time, there was poor email communication as many have stated in their feedback in the form of a “one line statements” such as “property address?”, “tomorrow!” (when the report will be available) to name a few. The biggest shock I received was when I communicated via email (my stupidity) to Nick thanking him for the report that helped renegotiate the original property price. Instead of being joyful that his survey helped his customer renegotiate the price, Nick replied (more than few words this time) “Great, hope you have you seen the small print stating surveyor gets 50% of any reduction”. I looked over the terms of engagement document, the email between us that was an agreement of fees to be transferred for the survey only and the survey report and no where I could find this clause. Later on, Nick replied it was a "joke" that I did not get!!! Homebuying is a very stressful process as you all may know if you may have engaged yourself in home buying in the past of currently going that stress. Instead of "joking" with customers if Nick Cobb can provide professional service that would be more appreciated. It's best to avoid Nick Cobb Surveying firm and save future headaches and uncertainty. I have also complained about Nick to RICS and request them to revoke his surveying license so that innocent home buyers/sellers do not suffer from his poor services and unethical practices.

To say that I am mystified by this complaint is an understatement! Of course I have an email address which is my PA and not my wife. I do not have a landline as Im sure many dont in this computer and mobile age. I answered a large number of emails quickly and yes briefly and concisely where appropriate but not in a rude or curt way. When the report was received and a reduction in the price as a result of it was achieved of £22,500 he wrote " Got it down from £550000 to £527,500 thanks to your brilliant masterpiece. Many thanks Nick. He now says the £400 fee was not value for money!! Need i say more?

He is very down to earth so don't be put off by the initial contact from his PA. It did take awhile for the report to materialise, it got loss in the digital world but the actual report was well written.

Nick was extremely helpful and managed to fit in the survey very quickly as i was anxious to get things moving. His report was very detailed and extremely helpful, highlighting issues that needed attention asap etc and also projects for the future. I would not hesitate to recommend him to others.

Requested to complete HBR and Nick was available within few days to survey the property. He has also completed the report within 2 days as he said in his quote. The quote was also reasonable price and quick availability. I would refer him to friends.
