Dear Customer, Firstly, I thank you for taking the time to provide us with some feedback and I am sorry to hear that feel that you did not get value for money from our services, I believe the main cause for this was that the Electrical & Gas installation s were not evaluated? In response to this; the Electrical & Gas installations were inspected and evaluated by the surveyor and given a rating of 3 as there were no test certificates confirming that the systems had been recently test and inspected by a competent person. Unfortunately, it is a very common misconception that Building Surveyors are qualified to test and inspect electrical / gas services however generally they do not have the necessary NICEIC or Gas Safe Certification required to undertake such operations. Further to this the standard terms of the RICS HomeBuyer Service state: Services are generally hidden within the construction of the property. This means that only the visible parts of the available services can be inspected, and the surveyor does not carry out specialist tests. The visual inspection cannot assess the efficiency or safety of electrical, gas or other energy sources; plumbing, heating or drainage installations (or whether they meet current regulations); or the inside condition of any chimney, boiler or other flue.
