Bowcliffe Chartered Surveyors

Established in 2006, Bowcliffe LLP is a multi-disciplinary team of Independent Chartered Surveyors and Construction Consultants providing specialist services across the Yorkshire county, and further afield to Derby, Leicester and Lincoln.

We aim to provide a personal and professional service on all aspects of residential building service requirements specialising in the provision of RICS Homebuyer Reports, Full Structural Inspections and Specific Defect Reporting.

The cost-effective RICS Homebuyer Report we supply will be set to the standard format designed by the Royal Institution of Chartered Surveyors and will provide you with information about the condition of the property – identifying whether there are any potential risks with the purchase.

The report we will issue will be easy to understand and compact, detailing both the inside and outside of the property and specifying whether there are any defects that need urgent attention.

The Building Survey, which we can design to be bespoke to your needs, is the most detail survey available. If you are intending to alter your property, or it previously has been altered, it is recommended that you employ a Building Survey. This survey will examine and report on all accessible aspects of the property.

Our members of staff are highly skilled and motivated, acting with professionalism and care throughout the process. It is our priority to provide a service that is second to none in quality to all of our clients.

We are an innovative company, finding the solution to your property needs and identifying the information required by you to make an informed decision about the property you are intending to purchase.

Our team is available 8am - 8pm, 7 days a week.

They planned in a survey quickly, the report then took some time to get to us but it was with us on the day of the deadline. The report itself was detailed and very useful, and it was easy to get hold of Phil afterwards to ask for some more explanation. I found the price very reasonable for the quality provided.

The difference was because there were papers from a previous insurance claim/work that needed to be scrutinised to help my claim. I believe it money well spent to uphold my subsidence claim.

Communication was poor, the survey start to finish took approx 4 weeks when we had indicated that there was some urgency. I would also say that the content of the report was shallow, for example we were aware of some areas of the house that had damp which was just not picked up in the report, thus this leads you to question the depth of the survey.

The report actually took 15 working days from instruction - we were instructed on 06/06 and the report was issued first thing on 27/06. The damp to which the client refers relates to a rear wall below ground level and was covered in the report with the following paragraph: "The majority of the internal solid wall areas have a plasterboard drylined finish preventing meaningful damp readings being undertaken. A visual inspection [where possible] did not highlight any areas where damp transmission appeared to be occurring. A large proportion of the rear wall is below external ground level. We would expect that some form of tanking exists to the rear elevation. If general modernisations are being undertaken to the property we would recommend that a section of plasterboard [to the rear wall] be removed to determine the specification of any tanking system provided". We can only assume he expected us to undertake intrusive investigations as part of the survey.
