Wilde Trice (SW) Ltd is based in London and Exeter, and has been in practice since 1973. Our firm provides Building Surveys and HomeBuyer Reports on all types of residential property for both purchasers and mortgage providers, and pride ourselves on a fast and reliable service. We also have extensive experience with older historic and listed buildings. All of our surveyors have a minimum of 12 years’ experience and are professional members of the RICS.

I used Really Moving to get a buildings survey for a flat I was moving into. My purchase is slightly complicated as I am the freeholder of the building and leaseholder of the flat. I contacted Wilde Trice as they were the most reasonably priced. Oliver was my point of call and he always replied to my emails extremely quickly. He was able to complete a survey in such a short turn around and always kept me updated with the developments. I was provided with a quick summary on the day before receiving my in-depth and thorough report. I highly recommend Wilde Trice and Oliver as they did a fantastic job!

We are really impressed with the service, survey booked in promptly and very comprehensive. There was an issue with a roof that sellers were not keen to fix and Oliver was very helpful in this regard offering his advice and a re-inspection of the work. We would highly recommend, it quote was also extremely good value

The report left a lot out. When I questioned this I was told that if no fault is found then it is not reported on, eg damp, but the central heating was tested and found to be working properly and this was in the report. They did not explain clearly up front exactly what would be in the report and kept referring me back to their terms and conditions. When I asked for amendments to be made to the report they became very defensive, saying that the report had gone off to RICS, only allowed them to put certain things in as it was a fixed format and could only be changed at a price. I think they could just not be bothered. Other small issues arose and whilst on the phone to them they must have felt uncomfortable as they hung up on me. They will say they were on Dartmoor and the signal was lost but if this was the case they would have rung me when they got back to the office but they did not. Overall I found them to be rude, inflexible and unprofessional. Serious customer facing training is required.

The client was provided with a quote for the various types of survey and opted for the cheapest option and didn't request a valuation when filling in the reallymoving website. A sample report was provided in advance of the survey taking place, along with a full description of the service. The Home Buyers Report is in a fixed format that is published by the RICS. We cannot change the format and scope of the report as this is an industry standard document and we follow the standard chapters and headings issued by the RICS. Following the report, the client expressed concerns over the level of detail and it was explained that we follow the fixed format and the report is not as detailed as the Level 3 Full Building Survey. The report didn't include a valuation as this wasn't included in the quoted fee and this was clearly stated on the quote and in the terms and conditions provided. Perhaps if the client had correctly used the reallymoving website and had more carefully reviewed the scope document then any misunderstanding could be avoided. The Homebuyers Report is indeed completed via the RICS online database called isurvworksmart. The report is then automatically generated and issued to the recipient. We pay a licence fee of £12.00 to the RICS when the report is issued. If a report needs to be reissued at a clients request the licence fee would be charged again. In any case, the content the client was referring to is not included within the HomeBuyers Report and the client didn't commission a valuation. It would seem the client is complaining about the report format and scope post report, when full details were provided pre-inspection. The report was completed and issued in good time. The client was asking for additional content which was outside of the scope of service and the fee charged.
