Unfortunately we found it very difficult to contact anyone at Bakemans when we had queries or wanted to chase the report, phones just rang out and messages were not responded to. They also took longer than they had quoted to provide us with the interim and final reports and in fact provided them only when chased more than once

Thank you for your feedback. Having checked our records, the initial interim report was issued within our quoted timeframe. The full report was issued three days outside of our usual timeframe due to a particularly busy period which we apologise for. To our knowledge, any calls received were responded to as swiftly as possible and updates provided. We have two office phone lines and an out of hours service in operation 24 hours a day - If our phone lines are engaged, a message can be left with our out of hours colleagues to request a call back. Please provide Bakemans Ltd with the dates and times we were not available so that we can carry out an internal investigation. Apologies for any inconvenience caused.

I used Reallymoving to obtain quotes for a level 3 building survey on the property I am buying, and Bakeman’s in Derby were one of the 4 highlighted. I used them as they seemed reasonably priced and gave NHS discount. However, I am very unsatisfied with their work. Yes, the survey was done quickly and within a week, but I then had to wait a further week to get the report after it was promised to me by Bakeman’s 3 days running.I read the report and nearly had a heart attack it was so bad ,suggesting that the house was literally falling down. After a few more reads it became apparent that there were many errors in the report eg... He stated he could not check the battens and slates in the roof due to roofing felt (There is no roofing felt). He said the floors being solid and old would need a damp course (but only the kitchen extension has a solid floor). In the next section they state the floorboards in the whole house have extreme give and suggests I use a structural engineer to look particularly at the dining room. He rated the kitchen as a 3 red risk because it needed modernizing...and it goes on. He mentions blown plaster in the kitchen suggesting damp yet didn`t seem to use a damp meter to test. They state the boiler is an older installation yet is a 4-year-old combi boiler. I contacted them several times and he asked for further comments and they came back and said that they would correct the report as it was only a draft. Nowhere did it say it was a draft and how can they expect me to comment on the report when they are supposed to be the expert? I have since contacted another surveying firm who state I did not need a level 3 survey; a level 2 Home buyers report would be sufficient. Bakemans insisted I needed a level 3 report, yet it has the same layout as a level 2 report, and it did not have any suggestions of costs of repairs anywhere in the report.

Thank you for your feedback. We would like to take this opportunity to clarify that interim reports sometimes contain standard texts which are modified when the report is finalised. We made it clear over the phonecall that this was a draft report which was quickly prepared because you wanted the report over the bank holiday weekend, which we expedited for you at no extra cost. We removed all typos and non-significant information when finalising the report, which you were very happy with. We have checked into the email history between us and noticed that we did also quote you for a level 2 survey but you decided you wanted the level 3 survey instead. We use different templates for a level 2 survey (Homebuyer survey) and the level 3 survey (Building survey), the software we use does not allow the same template to be used for different levels of survey. Our terms of engagement (which you read and signed before we surveyed the property) also make it very clear that preparing schedules of costs for repairs is a chargeable extra which we cannot quote for until we have determined the level of defects found in the main survey report. We apologise we were not able to meet all of your expectations on this occasion, but please do not hesitate to come back again and we will ensure you are given a 20% discount for your next survey product with us.
