RICS Building Surveys

A full building survey is a detailed report on the condition of a property. Each accessible part of the property is inspected and any necessary repairs and anticipated costs will be identified (cost of repairs is available at an additional cost). A valuation is not included but we are able to provide one for an additional fee. 
 

. The building survey covers the following:

  • Major and minor defects

  • Possible cost of repairs

  • Damp tests and timber damage

  • Condition of damp proofing, insulation and drainage

  • Technical information and materials used

  • Recommendation for further inspections

The length of time the inspection takes is dependent on the size of the property and the extent of any identified defects. Typically a three-bedroom house in reasonable condition will take from 3 hours. The report will then be made available within 7 working days. If you advise us that the property needs modernisation or is a renovation project, then these timescales may increase due to the extra time needed to carry out the survey and write up the report. We will advise further on instruction.

RICS HomeBuyer Report

  • Inspection of each element of the property

  • Identification of any major faults

  • Identification of urgent problems that may require further inspection

  • Damage to timbers

  • Results of damp testing within the walls

  • Estimated cost of rebuilding for insurance purposes

Additional costs and time were added to the original quote. The surveyor didn't know what to expect when he arrived at the house, even though all details had been passed on to the company, just not to him (apparently). Some of the survey is clearly just copied and pasted from others and generic sentences, but some of the information was useful.

Many thanks for your Feedback, Jamie our Surveyor, carried out a more than thorough survey of the property and looking at the time he spent on it, it was more than we would normally. The survey and report is there to identify and provide you with the tools in which to make an informed decision, in the buying process, which we assume this has provided. The report does not appear to have been copied and pasted but as with most report writing, each author has his/her own skills in report writing and there will be an element where the author has used a useful description from a previous property of a similar condition, type and age. Service was excellent. So good, in fact, that after the survey on the first property highlighted so many problems that I withdrew from the purchase, I used them again on the next property. Reports were available exactly when they said they would be, and when I needed to contact them they were responsive through both email and phone calls. Best of all they were the cheapest I was quoted.

It is advertised on reallymoving as a turn around within 5 working days, and on Heyes' website as 5 to 7 wirki g days, therefore these two are not in line. Additionally due to technical errors on their side and staff illness, I did not receive my report until 8 working days had passed.
