The only thing I have to say is that I felt that unless the buyers and myself were in communication to put pressure on the solicitors, the whole process would have taken a bit longer.

They were fantastic the whole time. About half way into it, we realised we had to move quicker than expected and they went through everything really fast. They made the whole thing easy and it went smoothly which was helpful for us as first time buyers. Jake was helpful and always seemed to be on top of things and we are very pleased.

Where should I start!! Short story - I had to switch to a different solicitor firm 4 weeks after the start of conveyancing as I had totally lost confidence in LP. Long story - I think the quality of service you get from LP largely depends on the case handler you get. Upon instructing them I specifically requested to have someone with no extra holiday booked over Easter period and I got my first case handler (CH1). I received the client care pack, raised some questions, did not get any answer so phoned them up, managed to speak to her assistant and sorted things out. Soon after that my case was transferred to a different case handler (CH2) because they realised that CH1 does have holiday arranged over Easter. CH2 was very good. We communicated by e-mail and she was usually very prompt getting back to me on any queries I sent to her as well as updating me on process, etc. Searches were ordered and contract paper came in. All seemed good until one day I received an e-mail informing that my case handler had fallen ill unexpectedly and would be on long-term sickness. This was an unfortunate incidence and I felt sorry for my solicitor. However, as it was the second time I had to change my solicitor, and it was when I started raising various questions after reviewing all the forms/agreements, I requested that all the relevant parties (lender, broker, agent, seller's solicitor) be informed and I asked my third case handler (CH3) to update me on the process. However, things started go downhill from that point.

No matter how many e-mails I sent to CH3 she just did not bother to reply. No matter how many times I dialed the so-called direct line I could never get to anywhere other than a voicemail. The switchboard told me they could not find anyone who knows anything about my case for me (even though when I phoned them up before instructing them I was told they work in a team and even if I could get hold of my solicitor someone would be able to look at my file and answer my questions). I asked to speak to a Partner and the answer was sorry we can't connect you. There was just no way you could get hold of your solicitor or even her assistant. I understand it was before 1 April stamp duty increase so everyone was very busy, but I don't think ignoring all your other clients is the right way of doing things. It was so frustrating that between 23rd and 29 Mar I just could not get hold of anyone in the firm who could let me know what the hell was going on. In the end I asked to speak to the complaint department. Even then there was no one senior to speak to. The assistant to the complaint department did, however, returned my call. She made notes of what happened and promised me that my solicitor would call me back first thing the next day.

And, not entirely unexpectedly, no one phoned me up the next morning and a couple of minutes before 12 noon I sent them an e-mail asking them to stop working for me. That was just enough. I was not even trying to get them to work on my case. All I wanted was an update, or even an e-mail/phone call noting all my requests.

It was after that e-mail I finally got the first e-mail from my case handler (at a couple of mins before 5pm on that day). All she was trying to say was basically "we have done xxx for you and we have been busy!"

I subsequently instructed another firm and it took at least a couple of e-mails or phone calls every time I needed them to transfer anything on my file to my new solicitor. I have asked them to inform my lender/broker about the change and they did not. I only noticed that when I received my mortgage offer and it caused another 2 weeks delay of the process.

My advice is, if you choose LP for the low cost, do not expect too much from them. Don't expect to be able to talk to your case handler. More often than not your case handler will be a paralegal instead of a qualified conveyancer. Be prepared for them being slow and uncontactable, and pray!!

My only complaint would be that I was rarely able to speak to the rep directly and was not kept abreast of what was going on. The completion was delayed by a few days which as it turned out was not a disaster but it could have given us many problems. This was due to the paperwork which needed signing was not sent to us until the last minute.
Having said that when I did manage to speak to my solicitor she was very pleasant and helpful.

Very poor document control, not proactive. If I hadn't chased them twice (and we had some good luck at the last minute) the sale wouldn't have happened when it had to - and would have cost us or the purchaser £9,000.
You get what you pay for and definitely wouldn't use them again.

Generally good and efficient. All communication by letter unless we called to speak to our conveyancer. However, on the phone he was always willing to help and we never struggled to get through. As first time buyers for a property with some difficult issues it would have been useful if they were able to lead us through the process more, rather than simply doing what they felt was necessary.
