The purchase has not yet completed because the vendor died, so now it’s a Probate case.

Don't rely on their website, or use their service if ypu want to complete a straight forward purchase in under twelve weeks! They are untrustworthy as well. Intentionally caused extrs delays to a straightforward purchase when told they will be claimed for delays. it was already 10 weeks into the purchase before they decided to sell me out, submitting unnecessary information to lender about the seller that would have caused a delay of a further month. They simply acted against my favour, knowing my current poor housing situation that was disclosed since day one. Their website mentions 8-10 weeks average with 6 week conveyancing duration for straightforward purchase and a guaranteed stress free purchas, all of which they did the opposite to.
We are sorry you felt the need to leave this review. We would like to provide some clarity in response to the timescales you mentioned. On average a conveyancing case take between 8-10 weeks to complete. A lot of cases can complete much quicker but on occasion, some cases can take longer to complete, and this could be for a number of reasons. As there are so many parties involved from lenders to local authorities, it means a lot of time, we, like many other Solicitors, are reliant on the 3rd parties which is largely out of our control. All parties involved will do everything they can to progress a case as quickly as possible, however bumps in the road can occur and impact these timescales. I thought they were absolutely amazing! Rebecca was soo good, she kept us up to speed the whole time and tried to get the sale completed as efficiently as possible. Id definitely use them again and recommend them!
